Arboreal Management is the in-house property management arm of Great Expectations , a leading affordable housing developer transforming housing accessibility in the Pacific Northwest. Launched just three years ago, Arboreal has grown rapidly to manage over 3,000 units , with a clear line of sight to 10,000 units .\

We saw a clear opportunity to revolutionize property management , especially in the mid-market and affordable space, by combining strong field operations with innovative technology and remote operations models . Our industry-beating model includes:

  • Dedicated field teams delivering exceptional resident service
  • Remote accounting operations in India
  • Remote support and leasing operations in the Philippines
  • Tech-enabled automation and real-time reporting systems

Now, we’re on the cusp of rolling out AI-powered agent technology to further enhance leasing, resident support, and operational efficiency. With more growth than we can currently handle, we’re scaling rapidly – and we need a strategic operations leader to help take us to the next level.

This is a fast-moving startup environment where the sky’s the limit – and we’re looking for someone who’s ready to lead the charge into a next-generation property management model .

About the Role

As our Director of Operations , you’ll be the key driver of scaling Arboreal Management from 3,000 to 10,000 units, ensuring our back-office systems, processes, and technology can handle the growth while delivering best-in-class service.

This role combines the operational rigor of a COO , the process design and scaling mindset of a Service Operations Leader , and the tech fluency of a Product and Innovation Champion .

What You’ll Do

🔹 Operational Leadership & Scaling

  • Direct line responsibility for back-office functions , including HR, training, compliance, and our 10-person offshore support team in the Philippines.
  • Oversee our remote accounting operations in India , ensuring seamless integration with field operations and compliance teams.
  • Design, document, and optimize scalable processes that support efficient operations, high-quality service, and regulatory compliance.

🔹 Technology Leadership & Enablement

  • Serve as the key internal customer and champion for our tech and AI-enabled platforms.
  • Define requirements, partner with the tech team, prioritize features, and support product management to deliver tech solutions that empower our teams and residents.
  • Lead the rollout, adoption, and training of new technology and automation tools, ensuring they deliver value on the ground.
  • Foster a data-driven, tech-enabled culture that supports scalable growth and exceptional resident experiences.

🔹 Property Growth & Onboarding

  • Lead the onboarding of new properties , ensuring seamless integration into our operational platform with minimal disruption to residents and owners.
  • Develop playbooks and best practices for scaling operations across diverse property types and geographies.

🔹 Strategic Leadership & Innovation

  • Partner with the Managing Partner and leadership team to shape the long-term growth strategy of Arboreal Management.
  • Drive strategic projects that enhance service delivery, operational efficiency, and competitive positioning.
  • Champion a culture of continuous improvement, innovation, and collaboration .

Who You Are

✅ A seasoned operations leader with a background in property management, service operations, or tech-enabled businesses, ideally with experience scaling high-volume, customer-centric organizations.

✅ Passionate about leveraging technology to transform operational efficiency and customer experience .

✅ Experienced in designing, documenting, and implementing scalable processes at pace in a high-growth environment.

✅ Comfortable leading cross-functional teams , including remote and offshore support functions.

✅ An inspiring leader and change agent , ready to roll up your sleeves and make things happen.

✅ Data-savvy, systems-oriented, and driven by performance metrics and KPIs.

✅ Bonus if you have affordable housing or workforce housing experience , or a track record in mid-market property management!
